Waterline, a 352-unit mixed-use development, is under construction at 98 Red River St in Austin's Red River District. Spanning 2.7 million sq ft over 74 floors, it is developed by Lincoln Property Company and Kairoi Residential, with design by Kohn Pedersen Fox and HKS Inc.

The building will include 352 residential units and 251 hotel rooms. Amenities feature two pools on the 41st floor, a lounge, bar, kitchen, co-working space, ballroom, meeting spaces, and a rooftop pool with food service. Office tenants access a 7,000 sq ft fitness center, yoga and dance studio, and a 14th-floor amenity deck with outdoor space and meeting facilities. The structure will reach 1,025 feet, completing by December 31, 2026.

Waterline aims for LEED Gold certification, emphasizing sustainable design. Its mixed-use nature seeks to foster a vibrant community hub in Austin.
