Groundbreak

Terms of use

Effective October 19, 2026. These cover Groundbreak Pro, the CRM and the API. Questions go to max@groundbreak.city. How we handle your information is in the privacy policy.

The plan

Pro is $27 a month, billed monthly through Stripe. It covers every market Groundbreak reads (Austin, Atlanta, Miami, Nashville, Tampa Bay, Charlotte, Dallas-Fort Worth and Toronto) and up to 10 people, added by email from the account page of whoever pays. There are no seats to buy and no annual contract. Cancel from your account page; Pro stays open until the end of the month you paid for.

What credits pay for

Everything on the public record is in the plan: the permits, deeds, loans, liens and parcels, the companies and people named on them, the phone or email when the filer put one on the record, and in Florida the people behind an LLC from the state registry.

Credits pay for what costs us money each time it is used. In the CRM: 1 credit for each person a phone trace finds, nothing for a miss; 1 credit for a number checked against the do-not-call lists; 10 credits for a pitch, once, the first time its link goes live. Building and editing a pitch and asking Ask cost nothing, within the daily limit. Pro adds 50 credits each calendar month, spent first and not carried over. More come in packs of 200 for $27; those keep. Credits are not refunded and cannot be moved to another workspace.

Fair use

The plan is not metered. To keep one account from slowing the database for everyone, each account has these limits:

  • 5,000 rows exported a day
  • 60 API calls a minute
  • 2,000 API calls a day
  • 60 pages of records a minute

An account without Pro has 20 API calls a minute and 100 API calls a day.

Past a limit, the request is refused until the window resets: a minute, or midnight UTC for daily limits. If your work needs more, talk to us and we will set it up.

What you may do with the data

  • Use it in your own work: prospecting, research, underwriting, reports for your clients.
  • Keep what you export, and put it in your own CRM, spreadsheets and AI tools.
  • Quote individual records in your own materials, with Groundbreak named as the source.
  • Send a pitch to the people it is for. Its link opens for anyone who has it until you close it, it reaches its close day or you replace it; a passcode adds a code they also need. What goes in a pitch and who gets it are yours to decide. We record its opens and show them to your workspace, and our privacy policy tells the people who open it so.

What you may not do

  • Resell, license or republish the data in bulk, or use it to build a product that competes with Groundbreak.
  • Scrape the site, or use more accounts than you need to get around a limit.
  • Share a login. Add the people who need Pro to the plan instead.
  • Call or text a number marked do-not-call, or use a traced phone in a way that breaks the TCPA or a state calling law. Checking the do-not-call flags before you dial is your responsibility.

We may suspend an account that does any of these, and will tell you why first unless the use is plainly abusive.

The records themselves

Groundbreak republishes what counties, cities and states publish, with a link to the source record where one exists. Public records carry the errors of their source, and a phone trace is a match, not a guarantee. Groundbreak is not a consumer report and may not be used to decide anyone's eligibility for credit, insurance, employment or housing. A title snapshot in the CRM is not a title commitment.

Changes

When these terms change we update the date at the top. A price change reaches members by email before it bills.
