Aramar Investments, LLC has won approval to convert the former Presidential Hotel at 4001 Presidential Parkway in DeKalb County into Presidential Tower Apartments, a 282-unit project. The 14-story tower, near the I-285/I-85 Spaghetti Junction interchange, will hold roughly 150,000 square feet of residential space.
The adaptive reuse project converts the existing tower rather than demolishing it. The address was recently formalized as 4001 Presidential Parkway; earlier filings listed the site only as the Spaghetti Junction area.
A building permit has been issued with a listed construction value of $18,677,990, moving the project from proposed to active development.
The site offers direct access to I-285 and I-85 in the northeast DeKalb corridor, which has seen multiple hotel-to-residential conversions in recent years.
